Plans have been submitted for changes to the Bay Queen in Port St Mary.
The internal alterations would split the single commercial space into smaller units.
Hartford Homes says it would allow a wider choice of offerings in the area.
It says uses being considered include a yoga/pilates studio, a café with associated kitchen, treatment room and function room.
In the application the company said: "The eventual uses will depend on market requirements so, to provide the maximum flexibility, planning approval is sought for a range of commercial uses which will avoid the requirement for further planning applications."
The major redevelopment saw the former building demolished and replaced.
The new building draws inspiration from the distinctive Art Deco styling of the original Bay Queen Hotel.
