Fencing erected around Marina Road property

The demolition of a building along Douglas high street is set to get underway.

The site, which houses the Mann3 Motorcycle Merchandise shop and Best Kebab takeaway, has been closed and fenced off.

It's part of plans to rebuild the site up to modern standards; a four-storey property with commercial/ retail on the ground floor and five apartments above.

In the planning application, Ellis Brown Architects says the project will 'redevelop a run-down corner site at the northern end of the main retail area of Douglas'.

'The realigned pedestrian route encourages access by foot and this proposal sits close to the Cultural area of the redeveloped promenade.

'The proposal is modern in its form with the use of contemporary and more traditional materials. The overall effect of this mix results in an interesting building that will stand out as a possible future landmark, at the northern end of the pedestrianised street. High quality retail / commercial and much needed residential spaces are provided in a central and convenient location, situated close to amenities, services employment areas and transport links.'

The building does not fall within a conservation order.

The plans were approved by the Planning Committee on 28 April, 2022.

It's understood the retailer and food outlet have the option to move back into the building, once it's been redeveloped.

Mann3 Motorcycle Merchandise recently moved its wares to the adjacent property where it continues to trade.
