The former M & Co shop in Douglas is available for a pop-up shop for the TT fortnight, but there's a catch.
The building isn't watertight, and the Department of Infrastructure says it won't accept any liability for water damage to stock.
Offers of rental are expected to be in the region of £7,000 plus VAT.
It will be available from Monday 27 May to Monday 10 June inclusive.
Offers must be submitted and received by 12 noon on Friday 26 April.
