Next has been told it can't open a second store in the Isle of Man.
The retail giant wanted to sell furniture, household goods, decorating items and childrenswear in a unit at the Spring Valley Industrial Estate.
However, the plans have been turned down under a policy designed to protect town centre shopping.
Next already has a retail store in Strand Street in Douglas, mainly dedicated to the brand's clothing lines.
