Plans for a £30 million commercial development in the centre of Douglas are said to be progressing well.
Island property company Altostratus Limited wants to develop the Middlemarch site opposite the bus station.
The Palace Hotel and Casino Limited would be the anchor tenant for the new development and would seek approval to transfer its Casino Licence.
